Any changes, remodeling, or alterations to your home must first be approved by the Board of Directors. Remodeling packets are available from the Management Office and must be submitted and approved prior to the start of any work. Please allow up to two weeks for approval.

The building has a service contract with an exterminating company, which comes to the building every Friday. If you have a pest problem, please advise the Management Office so that your unit can be treated. Your balcony can also be sprayed for insects. There is no charge for exterminating services.



The Association owns all the common property and is responsible for its insurance needs. You are responsible for obtaining insurance for the replacement cost of your unit, personal property (including items in your storage locker), loss of use, and liability coverage. If you work from home, it is recommended that you obtain business interruption coverage.

Keys/Lock Outs

Keys to your unit must be maintained in the Management Office. If you change your locks, you must provide the office with a copy of your unit key(s). During regular business hours, management staff members can provide you with your keys if you are locked out. After hours, the door staff will send a maintenance man to retrieve your key and open your door. There is a $25 fee for each after-hours lock out.


Maintenance Staff & Services

The HVAC filters are replaced once a year by the engineering staff. There is no charge for this service.

Many repairs can be performed by the building maintenance staff for a fee. Call the Management Office to schedule their services..

In the event of a slow running or clogged drain, you should contact the Management Office to request maintenance.

The use of commercial liquid drain openers is not permitted.

Specific recommendations for the care and maintenance of your windows and the window warranty can be obtained from the Management Office.

For emergency repairs during non-business hours, call the front desk.


Permission to Enter

If you want someone to enter you unit in your absence, you must fill out a Permission to Enter Form in the Management Office or at the Lobby Desk. Building staff will not allow guests to enter without a signed form on file.


Telephone Service

If you experience problems with your landline, you should contact your provider first. If they are unable to identify and resolve the problem, it may be in the line within the building. The Management Office will contact the riser management service provider to assist you.



Basic cable service is included in your monthly assessment. Additional premium channels are available from the cable provider for a fee. If you have trouble with your cable, you must contact the cable company directly.
